Majorca Grapples with Escalating Illegal Occupation of Properties

Majorca has been facing a persistent issue with squatters for several years, as vacant properties increasingly become informal residences for individuals struggling with escalating rental costs. This problem of illegal occupation in Majorca has now reached unprecedented levels, with the island experiencing a record number of squatters.

Tourism Concerns Rise Amid Squatter Problem

Majorca, a renowned tourist destination attracting millions, risks deterring visitors due to the growing issue of squatting. Local residents have voiced increasing concerns, with many fearing a rise in disruptive conduct linked to these makeshift homes, disturbing their peaceful lifestyle. Official data from Spain’s interior ministry underscores the worsening situation, posing a challenge for both tourists and inhabitants.

Balearic Islands Second Highest for Squatting in Spain

The Balearic Islands recorded the second highest rate of illegal property occupation in Spain, according to figures from 2024.

Last year, the Balearics saw 514 reported cases of squatting, as reported by the Majorca Daily Bulletin. This marks the highest figure in 14 years since records began, and only the second instance exceeding 500 cases.

In 2024, Majorca registered 44 squatters per 100,000 residents, according to the Guardia Civil and the National Police. Valencia, ranking third, recorded 45 squatters per 100,000 inhabitants.

However, Majorca benefits from a slightly lower rate compared to Catalonia, which holds the top position with a concerning 90 squatters per 100,000 residents.

Soaring Property Prices Fuel Squatter Increase

With property values escalating, residents in Majorca are experiencing a significant surge in rental prices across the island, as the rising cost of living continues to exert a negative influence.

Consequently, over the past decade, annual reports of squatters have more than doubled – from 239 in 2014 to current levels. In 2019, prior to the pandemic, the number was below 300.

Data from state security forces indicates an increase in the resolution of squatting cases. In 2024, 345 cases were resolved, and 203 individuals were investigated.

Ibiza Also Facing Growing Informal Settlements

The issue is not confined to Majorca; Ibiza is also witnessing the growth of informal settlements, with areas between Sa Carroca and Can Raspall becoming overwhelmed with tents and vehicles.

Despite being a sought-after holiday destination, these informal settlements are severely impacting living conditions, causing the crisis to intensify.
