The popular ITV detective drama Grace, filmed extensively in Brighton and Hove, has not spurred an increase in local property prices, contrary to expectations. Despite showcasing the area to millions of viewers, the Brighton property market is experiencing a notable downturn. The series, starring John Simm as Detective Superintendent Roy Grace, returns for its fifth season tonight, March 6th, utilizing locations in and around Brighton and Hove, as well as broader Sussex locales such as Devil’s Dyke, Shoreham Port, and Burgess Hill.

No ‘Grace Effect’ on House Prices in Brighton

Despite the drama drawing an audience of 5.6 million viewers, serving as a potential showcase for the region, house prices in Brighton have not seen any positive impact. Kieran Carter, from Sawyer and Co. Sales and Lettings in Brighton, exclusively informed Express.co.uk that the market is currently facing a significant decline.

Mr. Carter stated: “It hasn’t had any discernible effect on house prices in this vicinity.”

Property Market Decline Attributed to Broader Economic Factors

He elaborated on the market trend: “The market is operating as expected given the current climate. We’ve observed a steady and continuous decrease over the past two years within the city, throughout 2023 and 2024, and presently, it appears to have stabilized at a lower level.”

“During the summer months, the area typically experiences high activity – it’s usually incredibly busy. However, the current challenge in the city is the sheer volume of properties available for sale.”

“A considerable number of landlords are selling their properties due to the impending renters reform legislation. This influx of properties is exerting downward pressure on prices, as sellers are reducing their asking prices to secure sales. The Grace television series has had no bearing on the local property market. Its presence has not influenced it in the slightest,” he affirmed.

Brighton Property Prices: Opportunities for Buyers

According to Mr. Carter, the average house price fluctuates across different areas of Brighton. However, for prospective buyers interested in residing near the drama’s filming locations, a three-bedroom family home is currently priced between £600,000 and £700,000.

Series Five of ‘Grace’ Promises Dramatic Storylines

While the region’s housing market may not be experiencing a boost, the popularity of Grace remains strong, with millions anticipated to watch the season premiere.

Lead actor John Simm has hinted at a dramatic commencement to the new season. During an appearance on BBC One’s The One Show on Friday, April 4th, Mr. Simm revealed that the narrative begins “somewhat later in time” and portrays the heart-wrenching loss of a baby for Roy and Cleo Grace, played by Zoe Tapper.

He explained: “The season opens a little further along in their timeline, and viewers will learn of the sad loss of Roy and Cleo’s baby, making for a rather traumatic beginning.”

“Furthermore, they are grappling with the presence of a son they were previously unaware of, whom they confronted at the hospital at the conclusion of the last series. Therefore, they are navigating a significantly traumatic start to this season.”
