Buffalo Bills’ James Cook Lists Home, Igniting Trade Speculation
Buffalo Bills running back James Cook has placed his Orchard Park residence on the market, triggering speculation about a potential departure from Buffalo. The move comes as the NFL star enters the final year of his rookie contract amid stalled negotiations for an extension with the Bills.
Cook’s Market Move Raises Questions
The 25-year-year-old Cook, drafted in the second round in 2022, has emerged as a potent force in the NFL. During the 2024 season, he demonstrated his value by ranking second in touchdowns (18) among running backs, only surpassed by Jahmyr Gibbs (20), and exceeding 1,000 rushing yards for the Bills.
Contract Stalemate and Free Agency Looming
Entering the last year of his initial $5.8 million contract, Cook and the Bills have reportedly paused discussions regarding a new agreement. He is currently on track to become a free agent at the conclusion of the 2025 NFL season.
Reports indicate Cook is seeking a significant contract extension valued at $15 million annually. However, Bills General Manager Brandon Beane recently stated that he does not foresee a deal being reached ‘anytime soon’.
House Listing Fuels Exit Rumors
As reported by WIVB, Cook’s decision to list his three-bedroom home for $710,000 has alerted other NFL teams, intensifying rumors of a potential trade. The real estate listing notably showcases some of Cook’s NFL memorabilia.
James Cook has listed his home for sale, prompting speculation about his future with the Buffalo Bills.
Bills GM Brandon Beane indicated that a contract extension for Cook is not imminent.

Social Media Hints at Contract Frustration
In recent weeks, Cook has subtly alluded to his contract situation on social media, particularly following the Philadelphia Eagles’ substantial $41.2 million deal with Saquon Barkley.
Bills Prioritize Draft Amid Contract Talks
While several Bills players, including receiver Khalil Shakir and cornerback Christian Benford, have recently secured contract extensions, Beane suggested last week that the team’s immediate focus has shifted to the upcoming NFL draft, rather than finalizing a deal with Cook.
‘His representatives and he communicated that discussions had taken place, which is already public knowledge,’ Beane acknowledged. ‘Those talks did not progress towards an immediate agreement, leading us to prioritize contracts with players where there was greater alignment.’
The GM further explained, ‘Currently, our attention is directed to the draft after concluding the Benford deal. I don’t anticipate any further contract agreements in the near future, as we concentrate on the draft and managing our salary cap effectively.’
Beane Affirms Regard for Cook Despite Uncertainty
Despite the contract impasse, Beane emphasized his high regard for Cook. ‘Just because a contract isn’t in place today, does not preclude us from reaching an agreement before he reaches free agency next year,’ he clarified.
‘James is a professional. I respect him a great deal and value him highly. We want him to succeed. We are supportive of him, and we want nothing more than for James to remain a Buffalo Bill beyond this season. However, this is simply our current situation.’
