Selling a property can be extremely hard, with so many more demands to meet and the market experiencing ups and downs.
While many things add value to a home, such as a garden, off-road parking and plug sockets, there are things that can actually decrease its value.
New research has revealed that having a downstairs bathroom is a major turn off for potential buyers and can knock £13,000 off the asking price.
The research showed that millions of homeowners are actually shunning properties because they don’t have an upstairs bathroom – instead having one downstairs.
Because there is less demand for a downstairs main bathroom, property prices are typically six per cent cheaper – around £13,580.

According to the findings by Direct Line Home Insurance, not having an upstairs bathroom in London can actually devalue a property by a whopping £27,000.
The research found that millions of Britons around the country were put off by a downstairs bathroom, a total of 22,979,000.
And a further 44 per cent of Britons would be less interested in a property if it didn’t have an upstairs bathroom.
A whopping 57 per cent of buyers in London would also be turned off downstairs, along with 50 per cent in the North East and North West.
Buyers in Scotland were the least likely to be put off by a downstairs bathroom – only 28 per cent.
The research also found that 25 per cent of homeowners would actually advise their clients to relocate the bathroom upstairs before selling.
While it can cost thousands, it could cost less than the £13,000 it would take off the property value.
Talking about the findings, head of home insurance at Direct Line, Dan Simson said: “Downstairs bathrooms are usually found in older properties accessed through the kitchen and despite them featuring in thousands of homes across the UK, they divide opinion.
“With some home buyers actively avoiding properties like this and others finding them much more convenient, especially if they are less mobile or have young children.”
While having a downstairs bathroom can knock value off your property, there are many other ways to add value.
One recent report by McGregor gardening experts and hybrid estate agents Emoov revealed the five simple changes that can add as much as £5,000 to the value of a UK home.
According to the report, simple and small changes such as mowing the lawn and trimming the hedge can all add value to properties, making a difference when putting a house on the market.
McGregor and Emoov got a home valued before making the changes and after, and the value increased by a whopping £5000.
Talking about the changes Andrea Derrick, Brand Manager at McGregor said: “It’s the simple changes that anyone can do that add value to your property.”
Changes were mostly focused on the garden, and included keeping a tidy, green lawn and keeping the patio and pathway clean.
