David Duchovny is preparing to list his stunning beachside mansion in Malibu. This Malibu real estate gem, located in the sought-after Point Dume community, offers luxury and privacy. The X-Files star’s longtime primary residence boasts spacious living areas and unique features, making it a prime opportunity for discerning buyers seeking a prestigious address.
David Duchovny Lists Malibu Mansion for $12.5 Million
Us Weekly confirms that Duchovny, 64, will soon offer his longtime Malibu residence, situated within the exclusive gated Point Dume enclave, for $12.5 million. The property spans approximately one acre and features over 3,500 square feet of living space, with the main house comprising three bedrooms. The estate also includes a refurbished one-bedroom train caboose on its perimeter.
A 20-Year Love Affair with Malibu
The Malibu property has been Duchovny’s primary residence for over two decades.
“Malibu has always been a magical place for me,” the X-Files actor stated. “I’ve been naturally drawn to it, and Point Dume, in particular, is a geographical marvel — a place unlike anywhere else. Even though it’s just a short drive from the city, it feels like an entirely different world. That sense of wonder captured me initially, and my appreciation for it has only deepened over time.”
Property Features and Design
According to the luxury real estate listing, the expansive mansion features an open-concept living area with “seamless indoor-outdoor living, unparalleled craftsmanship, and Riviera 1 beach key access,” along with a gravel motor court offering ample parking. The home is enhanced with custom built-ins and a concealed closet, providing “both style and function” throughout, including a chef’s kitchen with “stone countertops, bespoke cabinetry, and premium Miele appliances.”
“My favorite space in the home has always been the great room,” Duchovny said. “In New York, everything feels more closed off, so I really appreciated the open-concept design and the natural light here. We spend 70 to 80 percent of our time in the great room — with the kitchen flowing into the space, it’s a place where everyone can be together.”
The Zumirez Drive property also includes state-of-the-art smart home systems, featuring Sonos audio, intercom, security cameras, and lighting, all centrally controlled. The lower level provides a spacious laundry area. The primary suite serves as a “private sanctuary” with sliding glass doors opening to the backyard, built-in shelving, and a custom-designed walk-in closet. The bathroom is equipped with a freestanding soaking tub, double vanity, water closet, and a steam shower.
Seamless Indoor-Outdoor Living
“Beyond its coveted location, this home is truly special because every detail — from the interiors and materials to the colors and expansive open living spaces — has been thoughtfully curated with exceptional taste,” said Compass real estate agent Chris Cortazzo. “With pivoting doors that create a seamless indoor-outdoor flow, it captures the spirit of the Malibu lifestyle.”
Entertaining and Unique Features
The property is ideally suited for entertaining. The backyard features smooth concrete surfaces, a covered lounge with built-in heaters, a lap pool (with built-in Jacuzzi and cold plunge), a sunken firepit with built-in seating, an outdoor kitchen, and a dedicated dining area. A separate structure can serve as a gym, office, or guest suite, complete with full mirrors, a covered deck with built-in heaters, an en-suite bath, and a comprehensive security system.
Another distinctive feature is the “meticulously restored” train caboose situated at the edge of the estate. This is where Duchovny penned his novel, Truly Like Lightning, and records his “Fail Better” podcast. It includes a charming living and sleeping area with a built-in dining nook, TV, and kitchen, along with a bathroom and rooftop deck.
According to Cortazzo, “many people are turning to Malibu” as a place to settle down and are “drawn by the lifestyle” in the area. He added, “We’re seeing strong demand from displaced residents looking for homes.”
“I believe insurance payouts are starting to come through, and rather than waiting to rebuild, many people are turning to Malibu, drawn by the lifestyle we offer,” he explained. “We have top-rated public schools and an unparalleled quality of life — Malibu truly offers one of the best lifestyles you can find in Los Angeles.”
