A huge announcement was made by the Chancellor today as part of the UK’s recovery plan. Rishi Sunak revealed a number of measures to help the economy bounce back from the coronavirus pandemic. One new move was to change the way stamp duty works for property buyers.
Paint over statement walls
You might have agonised over what colour to paint your statement wall – but chances are it’s not to everyone’s taste.
The experts suggested painting over any stand-out walls “so you neutralise the room” for prospective buyers.
“Recent research reported that 52 per cent of people thought dark blue walls reduced a house’s value, while 49 per cent thought the same for dark grey,” the homes experts said.
“Our advice – make it light to keep it bright!”
Declutter
“If you’re not using something during the time you’re selling, it needs to go. Find a new home for it by selling online or even donating to a charity shop,” said a Miller Homes spokesperson.
“Not only will you feel better for it, it’s one less item to clean ahead of your viewings, and one less item to take with you when you move.”
Getting rid of excess clutter will help viewers to visualise their own belongings in your house, making them more likely to put in an offer.
But don’t assume you can just hide it all away in the garage or storage space.
“Savvy potential buyers will want to look in these spaces too,” warned the pros.
Cut back hedges and borders
It’s not just your house that needs to be neat and tidy – especially after the lockdown has changed up most buyers’ priorities and highlighted the need for outdoor space.
Miller Homes recommended decluttering the garden too, to enhance the perception of your home.
“Cut back borders and hedges to reveal more of your garden and maximise space. Wow your buyers with the outdoor space they could have if they sign on the dotted line,” said the experts.
“The same applies to any garden borders. If you can, you might want to consider laying down new turf, or at the very least seeding the soil. Your garden will look smarter and bigger!”
Clean every nook and cranny
It’s time to roll up your sleeves and get those rubber gloves on if you want to really impress.
Savvy potential buyers will want to see everything up close – and will even look inside ovens to see what they’re dealing with.
The experts recommended cleaning the oven, hob and grill inside and out – and even looking at the details in your bathroom too.
“Dealing with the bathroom is not a fun job at the best of times, but dirty grout won’t be convincing anyone to buy your house,” Miller Homes advised.
“By steaming and cleaning your grout, your bathroom will sparkle and immediately feel like it has a new lease of life.”
Jet wash the patio and drive
Ever thought about cleaning the floors – outside? You should, according to the property experts.
“First impressions count so make sure the entrance to your house gleams – again, it’s all about that kerb-appeal,” said Miller Homes.
“If you can jet wash your driveway and patio, visitors will start thinking positively before they even knock on your door.”
Take plenty of photos – in a good light
Estate agents might not be able to set up a photographer during the lockdown until it’s eased further – which means you have to do the handiwork.
The experts recommended making sure you take the photos on a sunny day to put your house in the very best light.
“If your living room is flooded with light in the morning, be sure to snap that perfect shot. The same applies to your garden or other key living spaces,” Miller Homes’ team said.
“Having amazing sunny pictures on websites like Rightmove or Zoopla might be the difference between someone just browsing, to actually arranging a viewing.”
