2. Replacing old windows

Adding in modern windows can increase how much buyers are willing to spend, James Howard, managing director of YES Glazing, explained.

He said: “Windows cannot be overlooked when it comes to upgrading your home.

“Double glazing is now considered to be standard across the board, even triple glazing if you live on a main road or an inner city and want to preserve the peace and quiet of your own four walls.

“Not only are they one of the first things people notice – so are important aesthetics-wise – but they also play a huge part in energy conservation.”

3. Main room makeovers

The most important rooms for potential buyers are the bathroom and kitchen as they are the most used.

Not only should sellers make sure they look fresh, it is important to make sure they are practical and hygienic, according to Tom Floyd, property buying expert at We Buy Any House.

He said: “The kitchen is one of the first pictures people will look at when searching for new homes on Rightmove and Zoopla.

“Always a key selling point for a home, making sure that all cupboards handles and doors have that newly bought look is key.

“The image which can put people off the most when viewing a property online is the bathroom. Particularly when a bathroom looks unhygienic and hasn’t been updated in years.

“A full re-modelling is not required, but re-working the lighting of the bathroom and painting the walls a nice neutral light shade can bring a bathroom to life.”

4. Interior design

Making sure the property looks good does not need to cost a lot but will help buyers imagine themselves living there.

Julian Preto, founder and head designer at MyEdge2.com, said: “A good interior design is an excellent tool if you’re after a short-term fix.

“For example, if you’re planning to sell the property but you don’t have the budget or rights to renovate or extend your property.

“The key is to always keep design simple and uncomplicated with focal points in each room. To achieve this, you need to have a very clear idea of how the space is going to be used.

“Having a small space is more challenging that decorating a large one, it requires more thought and detailed planning.”

5. Garden spruce up

Having garden and outdoor space is a key selling point for many buyers and having a well-presented space will boost kerb appeal.

Tom Floyd explained: “Allowing a potential buyer to picture themselves and their family in a garden is key.

“Maintaining a tidy garden, in which all available space is clearly presented, can make the overall size of a property appear bigger and more appealing to buyers.

“The basics like a freshly mowed lawn, trimmed hedges and a fixed fence will create this look. First impressions are key, and your potential buyer will often see both online and when viewing the property your front garden first.”
