Property for sale: Sellers are offering to pay you to buy this £32,000 family home – why?

A house for sale in Nottingham appears to offer an ideal family home in a popular area of the country.

The new build home is light and airy inside, nicely decorated in neutral colours.

The three bed terraced house for sale in Stephenson Close, Ollerton, Newark, is priced at just £32,000

If that wasn’t enough the listing, posted by Your Move, appears to offer buyers a free £750 on completion of the sale.

The home already appears at first glance to be incredibly cheap compared to homes in the area.

The average estimated value for a house in the postcode, according to Zoopla, is £130,111.

In the last 12 months the average sale price was even higher, at £138,007.

The listing reads: “This particular plot is an end terrace and comprises a bright and spacious lounge and through to a kitchen/diner that spans the rear of the property.

“There are doors out on to the enclosed rear garden that is mainly laid to lawn. Downstairs has the added benefit of a WC and storage cupboard. Upstairs are three bedrooms, two doubles and a single as well as family bathroom. The property has full gas central heating and double glazing throughout.”

Situated in Ollerton, the listing says of the location: “Ollerton is popular village which is situated approximately 12 miles from Retford town centre and 9 miles from Newark town centre.

“Ollerton itself has a vast range of local amenities such as supermarkets, eateries and public houses along with a range of well regarded schooling.”

So why is the listing so cheap? On closer inspection all becomes clear.

The listing is offering 25 per cent of the home to new buyers on a shared ownership basis.

The listing adds: “Ideal for first time buyers – sold as seen and offered with a 750 incentive on completion.”

A another three bedroom property for sale has been listed on Zoopla for £185k less than average UK house at jus £45,000, but why?

The listing describes the property as having “good decor” and being “great for investment”.

Described as a “good family home” the property is modern inside.

There are two reception rooms both boasting fireplaces, which are advertised as a sitting room and dining room.

However, if you are buying a home it is advised to look out for these estate agent tricks.

One such ploy could prove costly, although many feel pressured into it.

Most agents work with an mortgage broker, who may try to sell you other things such a home insurance.

However, it is always advised to look around and compare deals, no matter how much pressure there is to work with the estate agent’s broker.
