Property for sale: This simple renovation could add up £25k to the value of your home

Selling a house is not easy work and homeowners will want to make sure they sell their property quickly and for the best price. Whether you are looking to sell soon or make improvements for the future there are a few things which can be done to increase the value. Making pricey renovations will increase the value of a house but there are some easier changes which will add thousands to the selling price. Environmentally-friendly features in a house can make sellers part with up to £25,000 more, an expert revealed.

Making a move towards having an energy efficient house is sure to catch the attention of potential buyers, Izzy Schulman, Director at Keys 4 U, explained.

She said: “Environmentally-friendly features are becoming a strong selling point for potential buyers and it is believed energy-efficient features could add up to £25,000 to the selling price of your property.”

When looking to make the home more environmentally-friendly, adjusting the lights inside and outside the house could be a good and affordable way to start.

“Motion-sensor lights offer an eco-friendly alternative to permanent lights, as they only light up when triggered by movement,” Izzy added.

Those willing to spend more money can make renovations to the outside of their home to increase it’s value.

Izzy said: “A garage can be a useful addition to your home, housing your car and offering utility and storage space to keep your belongings safe and dry.

“It’s also estimated a garage can add up to £11,000 in value to a property.”

By adding a garage to a property, potential buyers would be able to use this space for different things.

“Parking spots are at a premium for many homes and you also have the option to turn it into a gym or utility room if needed,” Izzy added.

Tending to the outside of the house can also increase how much buyers are willing to spend.

An expert explained ensuring the front of the house has a fresh lick of paint will make it more appealing.

Cleaning windows and doors and making sure the driveway and garden are tidy can help increase the value of the property by around £56,000.

Another property expert revealed splitting a house into two flats could boost the value of the property by a huge amount.

Converting a property into flats could boost the value by £68,000 or even more if the area has a high demand for living space.

Homeowners can research the demand of flats in their area to find out how much it could increase the value of their home.
