The ONE vital thing everyone building a house MUST do Grand Designs Kevin McCloud claims

Kevin McCloud, Grand Designs property expert, has told Express.co.uk the one tip he advises all Britons who are building a house to follow.

The property expert’s sage advice should help property developers save money.

It’s no easy feat building a house. It takes lots of time and money, and many things can go wrong.

However, Kevin claims those taking on the mammoth task should follow a certain principle.

Kevin told Express.co.uk: “The important thing when we are building new is to do it according to principles called fabric first, which basically means to build a house that has a good thermal mass, is well insulated, is triple glazed.”

According to the Energy Saving Trust the fabric first approach is a holistic approach to design, which can be applied to walls, roofs and floors among other components of a house.

Kevin explained what happens to a house when it is built using these principles.

“What it does is stay cool in summer and warm in winter by itself,” he explained.

Those who already have their house can apply these principles to their home too, by adding in insulation etc.

Kevin also has a warning about adopting tech when building a house or doing up their home.

He said: “If you’re retrofitting don’t go overboard on the tech, do look out for the stuff.

“The point about tech is that it is quickly out of date so make sure that it is just plug and replace stuff.”

Kevin McCloud also warned those buying a house never to invest in property in this sort of area. 

He said: “I would strongly advise against buying on a floodplain unless your house is specifically built to mitigate that.”
